“Is it finally a buyer’s market up here?” I get some version of this question almost every week right now. The honest answer is: it depends which number you’re looking at. So let’s walk through what’s actually happening in the Summit County market this summer — no hype, just the real picture.
The Confusing Part
Here’s what’s tripping people up: homes are sitting on the market longer than they were a year ago, in some cases quite a bit longer. But prices haven’t dropped — median sale prices are still up double digits year over year. That combination feels contradictory if you’re used to how most housing markets behave. Normally, longer days on market signal falling prices. Up here, that’s not quite what’s going on, and the reason comes down to what kind of market this is.
Summit County is a discretionary, second-home-heavy market. A large share of buyers don’t need to buy — they want to. When conditions feel uncertain, they simply wait longer before committing.
